With a diverse range of requirements, including both long and short term lets, tenants are often prepared to pay a premium for the right property. Our fees are only payable upon the tenant moving in, we can offer extremely flexible terms either fully managed or introduction only.

What Fees are involved for Landlords?

For our fully managed service to market the property and find a tenant whom moves into the property our fees are 50% of the first months rent including VAT. This includes marketing on Rightmove, Zoopla, tenant referencing, arranging safety checks, inventory report, tenancy agreements, bonding and holding of deposit, Section 13 rent increase notices and any Section 21 eviction notices. From month two onward the percentage of 12% including VAT will be subtracted for management services.

For our tenant find only service to market the property and find a tenant whom moves into the property our fees are 100% of the first months rent including VAT.  This includes marketing on Rightmove, Zoopla, tenant referencing, arranging initial safety checks for tenancy to commence (further safety checks will then be the responsibility of the landlord), inventory report, tenancy agreements, bonding of deposit and any Section 21 eviction notices. When we are not managing the property, all rent is paid to the landlord direct and any maintenance issues are also dealt with by direct communication between landlord and tenant.

Additional Fees:

– Energy Performance Certificate £90 (no VAT payable)

– Landlord Gas Safety Report £70 (no VAT payable)

– Electrical Inspection Report £150 (including VAT)

What Fees are involved for Tenants?

We charge an administration fee of £350 including VAT for each tenancy for a maximum of two people. For each subsequent applicant/guarantor, there will be a charge of £50 including VAT to cover the costs of administration. Please not that this is NOT a deposit to reserve the property.

In the event of an emergency call out by the tenant which is not related to a maintenance issue the fee will be £60 including VAT. If at the end of the tenancy we are required to provide a reference for a tenants new letting agent/landlord a fee of £45 including VAT is payable. If a tenant would like another fixed term tenancy the fee payable is £120 including VAT.

Apart from the above, there are no other administration charges during the term of the tenancy, the only fee that would become payable is in the event of arrears where the landlord could charge up to 4% above Lloyds lending rate for unpaid rent.
